What is still risky

An open airport does not bless a fake layout. Height limits near approach paths still matter. Farmland still sells slowly. Hospitality and rental yield right at Bhogapuram are still early. If a seller’s only argument is “Modi inaugurated it”, you are negotiating narrative, not real estate.
